But what about…

… Fire? Natural hazards like hurricanes and floods? Sound insulation? 

Moisture damage? Yes, there are challenges in mass timber construction, as with all constructions. However, it is important to be aware of them and take appropriate measures for prevention or impact minimisation at an early stage in the project. For example: Yes, wood burns. But it has the capacity of building up a protective layer of carbon in the event of a fire. It has an insulating effect, delays burn-off and counteracts fire propagation. In practice, this means that the core of load-bearing timber constructions, for example walls or ceilings, remains undamaged for a long time. Today, the load- bearing capacity of CLT BBS components in the event of a fire can be calculated with high accuracy. In the design phase, the applicable building regulations and design guidance need to be respected. Considering this, modern timber construction fulfills the required safety standards for fire protection.

We at b_project have many years of experience with these topics. We have seen various good and not so good practises along our way, have carried out many investigations and tests, including extensive fire tests at various independent and accredited testing institutions and have developed our own approach to moisture management with various measures at all stages of the project.

So yes, these issues can be relevant, but with a professional management during design and execution and when maintained properly, timber buildings perform exceptionally well with many examples standing the test of time and lasted centuries.

What are the costs of building with wood compared to other materials? Wood is often a cost-effective choice, especially when considering the reduced construction time and long-term sustainability benefits. Our team can provide detailed estimates based on your specific project needs.

Post & Beam Construction 

This system combines vertical glulam posts with horizontal beams and CLT panels used for floors, roofs, and non-load-bearing walls. It offers maximum design flexibility with large open spaces and minimal internal walls – ideal for commercial and office buildings. In buildings up to a certain number of floors, even elevator shafts and stairwells can be built entirely from CLT, maintaining a consistent material palette throughout. The clear load paths and long spans allow for highly adaptable floor plans and easy future reconfiguration. 

Post & Beam Construction

Honeycomb / Panellised Construction

In this method, all primary structural elements – walls, floors, and roofs – are made entirely from CLT, forming a rigid, interlocking system. Commonly used in residential buildings, especially apartment complexes, this approach allows for high-rise construction with relatively thin wall sections, maximizing usable floor area. The solid timber mass provides excellent acoustic separation, fire resistance, and thermal performance – making it ideal for multi-story housing projects with high regulatory requirements.

Honeycomb / Panellised Construction

Light framed construction

This hybrid method combines a lightweight timber frame with selected CLT elements for structural support. It’s particularly well-suited for low rise residential homes, modular construction, and roof extensions, where speed, efficiency, and cost-effectiveness are key. While the total floor height is somewhat limited, structural CLT panels can still be used strategically for stairwells, elevator cores, and shear walls, providing the necessary rigidity for multi-level builds.
